Before the drawings, there's a decision.
A senior read of what your property can actually become. What fits, what's as-of-right, which variances are worth seeking, how the homes would be organised, and what to do next. Two hours of judgment and a written report, delivered in about a week. You don't have to hire us afterward — sometimes the honest answer is that the project isn't worth doing. In Toronto especially that's more valuable than a survey.

Blue Lion engages architects and other designers and directs their work through every phase, from concept to permit to working drawings. Multiplexes, garden and laneway suites, townhouses and infill houses, in Toronto and Halifax. Phased fees so you can customize the scope to your project.
Development Management

For owners with a site and no in-house development team. We assemble and run the consultants — architects, planners, civil and structural engineers, surveyors, lawyers, appraisers, sales — hold the approvals strategy, test the pro forma, and represent your interests through construction. Scope is set to the project. Monthly retainer for its duration. If you have an idea and don't know how to make it happen, this is for you.
